As of August 2023, the year-to-date median sales price for single-family homes in the Poipu and Koloa area was $1.275 million. The real estate market on the south shore of Kauai is robust. Condos are more plentiful in the area, easily outnumbering detached single-family homes and selling for a median price of $793,500.

Notably, Poipu belongs to the Koloa zip code (96756) and is the area nearest the ocean, featuring luxurious resort-style condo complexes. The above stats apply to the South Shore area, which includes Poipu and the southern part of Koloa.

Comparing Koloa with Kauai

In a niche area like Poipu and Koloa, a broader perspective can lend helpful context to the behavior of the real estate market. As mentioned above, Poipu is part of Koloa, and Koloa is an unincorporated community on the island of Kauai. For a niche market with small sample sizes, Kauai demonstrates remarkable stability in terms of sales volume and rate statistics.

In June 2023, Kauai saw 35 single-family home sales — the island’s highest monthly total since August 2022. The median sales price for June 2023 was $1.15 million, falling short of our $1.275 year-to-date valuation of single-family homes on the island’s South Shore. Condos throughout Kauai sold for a median price of $810,000 in June 2023, slightly higher than the South Shore median of $793,500 year-to-date. During that month, 27 condos sold on Kauai, 17 fewer than in June 2022.

From these comparisons, we can deduce that luxury real estate in Poipu and Koloa generally follows the behavior of the market on Kauai, where about $79 million in sales were transacted in June 2023 (single-family homes plus condos).

Comparing Koloa with Hanalei

As a case in point, let’s compare the Koloa region with Hanalei, a trendy area at the island’s north end. The more one examines the data, the more Koloa emerges as an affordable option for luxury buyers.

Hanalei and Koloa have near-identical sales volumes year-to-date in 2023. Hanalei saw 10 single-family sales compared to nine in Koloa. Meanwhile, Koloa had 10 condo sales compared to eight in Hanalei. The price distribution skews higher in Hanalei, where 14 properties sold over $1 million, than in Koloa, where there were just eight such properties year-to-date.

Crucially, the median sales of both condos and single-family homes were more than double in Hanalei compared to Koloa. Median prices have been higher in Hanalei than in Koloa each year since 2020. These properties are interspersed in different neighborhoods throughout Kauai, underlining the importance of working with a knowledgeable local real estate agent.
